POSITION SUMMARY-Manage and direct a workforce of approximately 18 staff members in providing maintenance and operations services for campus facilities and infrastructure by- planning, organizing, coordinating, and directing repair, replacement, and remodel projects; hiring and training skilled and semi-skilled personnel; coordinating activities to accommodate University initiatives; oversee workplace safety training and compliance programs; oversee ongoing development of preventative maintenance programs; ensure regulatory compliance requirements for trade shops activities and equipment; and manage a responsive, focused program of scheduled inspections to address maintenance issues and communication with departments.
Qualifications: REQUIRED EDUCATION AND EXPERIENCE- Bachelor’s Degree in a related field. Three (3) years experience or the equivalent combination of education and experience that would provide the knowledge, skills, and abilities of the position.
Knowledge of university and department policies and procedures; principles and practices of organization and administration; principles of supervision, training, and performance evaluation; standard practices, methods, materials safety functions and plumbing and gas codes; knowledge of gas, water, steam and sewer system. Good knowledge of- HVAC, and mechanical building systems, including computerized control and monitoring; metal works, construction, building security, and miscellaneous maintenance functions; system repair and replacement processes; preventive maintenance program development and operations; repair and replacement project procedures.
Skills in short and long-range planning; problem analysis and resolution; report preparation and presentation; public contact and relations; oral and written communication; planning, organizing, job site supervision, and directing building maintenance and repair, supervising personnel in building trades activities.
Abilities to direct, evaluate, train, and supervise the work of assigned personnel; develop and maintain effective working relationships; maintain accurate and orderly records; use independent judgment and initiative; organize and direct activities; analyze and evaluate information; work from blueprints, plans and sketches; estimate materials and time needed to complete jobs. Communicate well, both verbally and in writing including complex program reports; develop and monitor projects and operational budgets; operate a personal computer; use spreadsheet and word-processing software. Physical ability to climb ladders, access cramped spaces in order to evaluate system problems.


Examples of Duties: Management

Inspect new construction, plumbing, gas and air conditioning equipment. Verify that gas and heating work installations meet NM plumbing and gas codes. Coordinate jobs with shop supervisors and contractors. Emergency calls. Communicate with other trades. Supervise the installation, maintenance, repairs and services for water, gas, sewer, steam systems, evaporative cooler, heating equipment, pumps and filter cleaning. Inspect work areas to ensure job is being completed as agreed. Check drawings and specifications.
Financial Planning/Budgeting

Keep and maintain applicable records of materials and labor expenses for each job. Create job estimates. Determine materials needed for jobs. Maintain and operate within assigned budget. Develop budgetary requirements for proposed projects. Provide input for budgets, cost projections and program objectives.
Decision Making/Level of Authority

Hire and terminate employees. Establish and interpret policies, and procedures. Ensure identified deficiencies are resolved.
Employment

Confer with employees regarding work related problems. Train apprentices to obtain their journeyman's license. Assign and schedule duties of personnel, adjust workload, establish priorities. Complete, review and approve time sheets. Train staff members. Complete accident reports. Conduct disciplinary actions. Prepare performance evaluations. Participates on interview panels.
Other

Initiate and enforce necessary preventative measures to control hazards and prevent accidents. Prepare periodic reports. Purchase supplies and check supply inventories. Supervisor on-call for coordination of assignment of duties only - no manual work. Other duties as assigned.
